A mixed-use development worth USD 788 million (MYR 2.6 billion) has been announced for the Bukit Chagar area in Johor Bahru, where the upcoming Johor Bahru-Singapore Rapid Transit System (RTS) Link will connect to Singapore’s Woodlands North MRT station.
The Bukit Chagar Integrated Mixed-Use Development will include a shopping mall, a hotel, serviced apartments, a health-and-wellness hub, and educational facilities. Spanning 1.7 hectares, the project will be integrated with the RTS station and the new Immigration, Customs and Quarantine (ICQ) Complex in Johor.
A multi-storey park-and-ride facility is also planned, offering 1,550 car and 1,015 motorcycle spaces. Developers stated that 75% of the parking spaces will be ready by November 2026, coinciding with the RTS Link’s scheduled launch.
To improve connectivity, the Malaysian government is considering a driverless tram-bus network, known as the Autonomous Rapid Transit (ART), as a cost-effective alternative to a light rail transit (LRT) system. The ART system is expected to link Bukit Chagar to key areas in Johor.
The project, led by MRT Corp and Sunway Group, is set to break ground in March 2024 and is expected to be completed by 2033. The RTS Link is projected to reduce congestion on the Johor-Singapore Causeway, which sees over 430,000 daily commuters.
